Most four-bedroom barndominium plans run 2,200–2,800 sq ft, usually with the primary suite separated from three secondary bedrooms. Split-bedroom and two-story layouts both work; the deciding factor is usually lot footprint and whether a shop bay is included.

Decisions that make or break this plan
Split or two-story
Single-story split plans spread wider and need more foundation. A partial second floor keeps the slab smaller.
Stack upstairs plumbing over main-floor wet walls
Offset routing is a real, avoidable expense in a two-story layout.
Plan the mechanical room for a bigger load
More bedrooms means more zones. Size the room for the system you'll actually need.
